Experience is conceptualised in both academic and policy circles as a more-or-less direct effect of the design of the built environment. Drawing on findings from a research project that investigated people’s everyday experiences of designed urban environments in two UK towns, this paper suggests at least two reasons why sensory encounters between individuals and built environments cannot in fact be under- stood entirely as a consequence of the design features of those environments. Drawing from empirical analysis based on surveys, ethnographic ‘walk-alongs’ and photo-elicitation interviews, we argue that distinct senses of place do depend on the sensory experiencing of built environments. However, that experiencing is significantly mediated in two ways. First, it is mediated by bodily mobility: in particular, the walking practices specific to a particular built environment. Secondly, sensory experiences are intimately intertwined with perceptual memories that mediate the present moment of experience in various ways: by multiplying, judging and dulling the sensory encounter. In conclusion, it is argued that work on sensory urban experiencing needs to address more fully the diversity and paradoxes produced by different forms of mobility through, and perceptual memories of, built environments.

This paper begins by reviewing a range of recent work by geographers conceptualising buildings less as solid objects and more as performances. Buildings, it is argued, are not given but produced, as various materials are held together in specific assemblages by work of various kinds. This has led to a range of studies looking at the diverse sorts of work that make buildings cohere: the political institutions they are embedded in, the material affordances of their non-human components, the discourses surrounding particular kinds of buildings, and, in particular, the experiencing of buildings by their human inhabitants, users and visitors. However, this experiencing has been poorly theorised. Those geographers inspired by actor network approaches to buildings acknowledge human experiences, but in very limited ways; while those geographers inspired more by affect theory evoke the 'feelings' that buildings may provoke but evacuate human subjectivity from their accounts of buildings' performances. Through a case study of two buildings, this paper argues that both approaches are flawed in their uninterest in the human, and proposes that more attention be paid to (at least) three aspects of human feeling: the feel of buildings, feelings in buildings and feelings about buildings.

We examine 5,603 property transactions in Jefferson County, Alabama that take place between 2004 and 2008. Using OLS regressions, we estimate the extent to which differences in walkability, as measured by Walk Score, can explain the variability in land values. We find that after controlling for population growth and lot size, land values generally increase with walkability and that this result is stable over time. However, we find evidence that this impact reverses as neighborhoods become more car-dependent. This car dependency increases as the distance from the central business district increases. We consider the implications of our findings on mixed-use developments in what we believe is the first study to address walkability in this context of sustainable development.

Public housing in the U.S. has undergone significant changes in site design and building type over the course of its 60 year history. These changes fall into three distinct stages: (1) semi-enclosed courts formed by walk-up buildings; (2) expanses of open space in sites composed of row-house, walk-up, or elevator buildings; and most recently (3) private outdoor spaces and semi-enclosed or fully enclosed courts for row-house and other low-rise buildings. The relationship of buildings to streets also changed during these periods. The terms court, open space, and street suggest the design approach adopted in each stage. This paper describes these design changes, using public housing in Newark, N.J. as a case in point. The authors explore the accompanying shifts in ideas and values expressed in the professional literature that constituted one basis for adopting the new designs. The discourse of architects, planners, and policy makers reveals changing attitudes about: residents' physical well-being, the role of "nature" in relation to the "city" and the relationship between public housing developments and the surrounding neighborhoods. Now, as current attitudes necessarily frame today's evaluation of the past and shape present design choices, it is important to understand both the ideas that led to past design preferences and those that guide contemporary ones.

This paper reports on a research study that examined if and how older adults use urban waterfront promenades for physical activity. The research involved case studies of three waterfront promenades in Vancouver, British Columbia. Research methods included field observations and surveys. The findings conclude that older adults use Vancouver's waterfront promenades in significant numbers, overwhelmingly for walking; that more of them walk with others rather than alone; that nearness to home may be a determining factor as to which promenade they use; and that the most important environmental characteristics of promenades may be well-separated walking and biking paths, trees, shade when it's hot, and sun when it's cool.

Feeling maps survey and map people's emotional responses to their environment as they walk through the streets of a particular urban area. This study describes the first application of feeling maps in long-term, ethnographic field research. It was conducted in Mitzpe Ramon, a small town in Israel's Negev Desert Highlands. Over the course of one year, an ethnographer individually accompanied 55 participants with diverse social characteristics on a set of seven walking routes. These routes included neighborhood spaces, open public spaces, and at least one view of the surrounding natural desert landscape. The locations where between two and seven participants spontaneously reported experiencing strong feelings (positive, negative, or mixed) based on a numerical rating scale and open-ended narration were identified as "affective clusters." Results suggest that people's shared feelings about specific places are influenced by the particular physical properties and characteristics of a given place. Making a contribution to cognitive mapping and environmental preference techniques, feeling maps enable researchers to share a participant's position and views of the landscape as he or she articulates emotions and memories related to those views. Replicable in any setting, this technique could be used to create and maintain spaces that are attractive, inviting, and emotionally pleasing variety of users.

This article examines the effects of walkability on property values and investment returns. Walkability is the degree to which an area within walking distance of a property encourages walking for recreational or functional purposes. We use data from the National Council of Real Estate Investment Fiduciaries and Walk Score to examine the effects of walkability on the market value and investment returns of more than 4,200 office, apartment, retail and industrial properties from 2001 to 2008 in the United States. We found that, all else being equal, the benefits of greater walkability were capitalized into higher office, retail and apartment values. We found no effect on industrial properties. On a 100-point scale, a 10-point increase in walkability increased values by 1–9%, depending on property type. We also found that walkability was associated with lower cap rates and higher incomes, suggesting it has been favored in both the capital asset and building space markets. Walkability had no significant effect on historical total investment returns. All walkable property types have the potential to generate returns as good as or better than less walkable properties, as long as they are priced correctly. Developers should be willing to develop more walkable properties as long as any additional cost for more walkable locations and related development expenses do not exhaust the walkability premium.

The socio-legal technology of licensing is one of the primary tools governments use to manage spaces and practices deemed risky or threatening to public order. Licensing requirements thus play a crucial role in shaping routine experiences in public space as well as the trajectories of emerging forms of public life. Yet licensing laws have largely been ignored in critical urban scholarship: too often concerned with the interpretation and critique of popular practices and public spaces, the mundane operations of urban governance are often left to practitioners and policy researchers. This article demonstrates how paying closer attention to licensure can provide valuable and unexpected insights into matters of social equality, urban amenity and economic opportunity. It does so through a comparative inquiry into practices of street food vending in New York City, Seattle, and Portland, Oregon. Drawing on ethnographic study and interviews, the article demonstrates how licensing can be involved in the production of quite peculiar and unjust geographies of practice, but also how shifts in popular culture can force a reconsideration of taken-for- granted laws. In conclusion, it is argued that a focus on licensing offers a productive pathway for new forms of critical urban research and provides a potential point of leverage in efforts to configure better and more democratic forms of urban public life.

As the obesity epidemic in children increases, it is important to consider the role of neighborhoods in supporting children's physical activity and healthy development, especially in low- income communities where obesity levels among children are higher than for their middle-income counterparts. I present a participatory and qualitative GIS approach to mapping children's own perceptions and use of their neighborhood for physical activity with ten and eleven year-olds growing up in a diverse low-income community in Denver, CO. Girls walk shorter distances to and use different types of community spaces for play and recreation from boys, some of which is explained by the differing environmental-socialization approaches employed by parents and carers. Children's
perceptions of risk align spatially with features of the built environment, but do not correlate with reported crime. Results illustrate the utility of qualitative spatial analysis to understand relationships between children's perception, the built environment, and social factors that shape children's active transport, leisure, and recreation in their neighborhood. Children's local knowledge should be valued and solicited in community-level health and planning interventions to promote physical activity.

There is growing evidence that residents are more likely to walk in attractive neighbourhoods, and that negative visual cues can deter residents from engaging in physical activity. This study explored the premise that house design and upkeep could inhibit the incidence of physical disorder in suburban streets, thus contributing to a more pleasant walking environment for pedestrians. Street segments (n 1⁄4 443) in new residential developments (n 1⁄4 61) in Perth, Western Australia, were audited for house attributes that facilitate natural surveillance (e.g., porch/verandah) or indicate territoriality (e.g., garden/ lawn upkeep), and physical incivilities. A composite index of street-level house attributes yielded highly significant associations with disorder (trend test p 1⁄4 0.001) and graffiti (trend test p 1⁄4 0.005), signifying that the cumulative effect of several key attributes had greater potential to discourage incivilities in the street than any single characteristic. The findings suggest house design and upkeep may contribute to the creation of safe, inviting streets for pedestrians.

This article explores women’s fear of urban violence from a spatial perspective. It is based on qualitative data collected in Finland. It shows first that women do not have to be fearful. Boldness is associated with freedom, equality, and a sense of control over, and possession of space. Secondly, the article considers how and why fear of violence undermines some women’s confidence, restricting their access to, and activity within, public space. Women’s fear is generally regarded as ‘normal’ and their boldness thought to be risky: the conceptualization of women as victims is unintentionally reproduced. However, a more critical view might regard fear as socially constructed and see how it is actually possible for women to be confident and take possession of space.

This study examines how the availability of nature influences the use of outdoor public spaces in two Chicago public housing developments. Ninety-six observations were collected of the presence and location of trees and the presence and location of youth and adults in semiprivate spaces at one high-rise and one low-rise public housing development. Results consistently indicated that natural landscaping encourages greater use of outdoor areas by residents. Spaces with trees attracted larger groups of people, as well as more mixed groups of youth and adults, than did spaces devoid of nature. In addition, more dense groupings of trees and trees that are located close to public housing buildings attracted larger groups of people. These findings suggest that natural elements such as trees promote increased opportunities for social interactions, monitoring of outdoor areas, and supervision of children in impoverished urban neighborhoods.

Guided walks near a light rail stop in downtown Salt Lake City, Utah, were examined using a 2 (gender) × 3 (route walkability: low- mixed-, or high- walkability features) design. Trained raters confirmed that more walkable segments had more traffic, environmental, and social safety; pleasing aesthetics; natural features; pedestrian amenities; and land use diversity (using the Irvine-Minnesota physical environment audit) and a superior social milieu rating. According to tape-recorded open-ended descriptions, university student participants experienced walkable route segments as noticeably safer, with a more positive social environment, fewer social and physical incivilities, and more attractive natural and built environment features. According to closed-ended scales, walkable route segments had more pleas- ant social and/or environmental atmosphere and better traffic safety. Few gender differences were found. Results highlight the importance of under- standing subjective experiences of walkability and suggest that these experiences should be an additional focus of urban design.

Despite the fact that virtual environments are increasingly deployed to study the relation between urban planning, physical and social disorder, and fear of crime, their ecological validity for this type of research has not been established. This study compares the effects of similar signs of public disorder (litter, warning signs, cameras, signs of vandalism and car burglary) in an urban neighborhood and in its virtual counterpart on the subjective perception of safety and livability of the neighborhood. Participants made a walking tour through either the real or the virtual neighborhood, which was either in an orderly (baseline) state or adorned with numerous signs of public disorder. During their tour they reported the signs of disorder they noticed and the degree to which each of these affected their emotional state and feelings of personal safety. After finishing their tour they appraised the perceived safety and livability of the environment. Both in the real and in the simulated urban neighborhood, signs of disorder evoked associations with social disorder. In all conditions, neglected greenery was spontaneously reported as a sign of disorder. Disorder did not inspire concern for personal safety in reality and in the virtual environment with a realistic soundscape. However, in the absence of sound disorder compromised perceived personal safety in the virtual environment. Signs of disorder were associated with negative emotions more frequently in the virtual environment than in its real-world counterpart, particularly in the absence of sound. Also, signs of disorder degraded the perceived livability of the virtual, but not of the real neighborhood. Hence, it appears that people focus more on details in a virtual environment than in reality. We conclude that both a correction for this focusing effect and realistic soundscapes are required to make virtual environments an appropriate medium for both etiological (e.g. the effects of signs of disorder on fear of crime) and intervention (e.g. CPTED) research.
