People use the neighborhood Main Street for shopping but also for other leisurely active and passive engagement, social affiliation and interaction, sensory stimulation, and relaxation. Traditionally, small businesses have made up a fair share of businesses on Main Street. Small businesses have been an integral part of the American culture of entrepreneurship, individualism, and self-reliance and have played an important role in American economic development. Community development programs recommend supporting small businesses for their social and economic benefits. This paper examines the role of small businesses in supporting public life on the neighborhood Main Street. The study was conducted in two cities and one town in the Boston, Massachusetts, metropolitan area. Extensive behavior mapping and interviews were conducted to determine the relationship between social interaction and businesses. The findings expand our understanding of the social value of small businesses and suggest a strong relationship between small businesses and the vitality of Main Street as a result of four qualities of small businesses: uniqueness, engagement, friendliness, and responsiveness. These findings have implications for urban design, community planning, and economic development policies because they suggest that small businesses influence their immediate public space by paying more attention to it than large businesses. Small businesses provide qualities that help make Main Street a good place for people to interact.
This article provides a sociological explanation for urban “greening,” the normative practice of using everyday signifiers of nature to fix problems with urbanism. Although greening is commonly understood as a reaction against the pathologies of the industrial metropolis, such explanations cannot account for greening’s recurrence across varied social and historical contexts. Through a study of greening in Germany’s Ruhr region, a polycentric urban region that has repeatedly greened in the absence of a traditional city, I argue that greening is made possible by a social imaginary of nature as an indirect or moral good, which I call urbanized nature, that is an outcome of, and subsequently becomes a variable in, urbanization. I draw on processual accounts of urbanization and the sociology of morality to explain urbanized nature’s emergence in the Ruhr at the beginning of the twentieth century, and its use to fulfill two competing visions of urban democracy in the postwar period. I find that rather than an ideological reaction against cities, greening is an aspirational practice that can be mobilized by a range of actors in a variety of places and times. By showing how a new social imaginary made new forms of moral action possible and how those ideals were then materialized in urban space, this article draws attention to the role of cultural imaginaries in urban change and to the material consequences of moral beliefs.

Problem, research strategy, and findings: Around the globe, streets and sidewalks in cities are being contested as spaces that should be used for more than transportation. This article challenges our understanding of both property rights and public space by applying a property rights framework to situate sidewalk use debates. It analyzes and maps the sidewalk property regimes of Ho Chi Minh City, Vietnam, through a novel integration of surveying and ethnography. The case illuminates the feasibility of a mixed-use sidewalk that can be shared between various kinds of uses and users. A mixed-use sidewalk that is both cooperative and livable is possible if planners incorporate time into planning space in order to expand the sidewalk's flexibility and if local society can renarrate and enforce new legitimacies on the sidewalk. Takeaway for practice: Sidewalk space deserves more attention as an important public space. In our era of historic urbanization, we should reconceive sidewalks as a mixed-use space rather than an exclusively pedestrian zone. Moreover, North American planners would benefit from engaging with public space experiments happening in cities in the developing world. This article examines the effects of walkability on property values and investment returns. Walkability is the degree to which an area within walking distance of a property encourages walking for recreational or functional purposes. We use data from the National Council of Real Estate Investment Fiduciaries and Walk Score to examine the effects of walkability on the market value and investment returns of more than 4,200 office, apartment, retail and industrial properties from 2001 to 2008 in the United States. We found that, all else being equal, the benefits of greater walkability were capitalized into higher office, retail and apartment values. We found no effect on industrial properties. On a 100-point scale, a 10-point increase in walkability increased values by 1–9%, depending on property type. We also found that walkability was associated with lower cap rates and higher incomes, suggesting it has been favored in both the capital asset and building space markets. Walkability had no significant effect on historical total investment returns. All walkable property types have the potential to generate returns as good as or better than less walkable properties, as long as they are priced correctly. Developers should be willing to develop more walkable properties as long as any additional cost for more walkable locations and related development expenses do not exhaust the walkability premium.
A number of recent studies have used surveys of neighborhood informants and direct observation of city streets to assess aspects of community life such as collective efficacy, the density of kin networks, and social disorder. Raudenbush and Sampson (1999a) have coined the term “ecometrics” to denote the study of the reliability and validity of such assessments. Random errors of measurement will attenuate the associations between these assessments and key outcomes. To address this problem, some studies have used empirical Bayes methods to reduce such biases, while assuming that neighborhood random effects are statistically independent. In this paper we show that the precision and validity of ecometric measures can be considerably improved by exploiting the spatial dependence of neighborhood social processes within the framework of empirical Bayes shrinkage. We compare three estimators of a neighborhood social process: the ordinary least squares estimator (OLS), an empirical Bayes estimator based on the independence assumption (EBE), and an empirical Bayes estimator that exploits spatial dependence (EBS). Under our model assumptions, EBS performs better than EBE and OLS in terms of expected mean squared error loss. The benefits of EBS relative to EBE and OLS depend on the magnitude of spatial dependence, the degree of neighborhood heterogeneity, as well as neighborhood's sample size. A cross-validation study using the original 1995 data from the Project on Human Development in Chicago Neighborhoods and a replication of that survey in 2002 show that the empirical benefits of EBS approximate those expected under our model assumptions; EBS is more internally consistent and temporally stable and demonstrates higher concurrent and predictive validity. A fully Bayes approach has the same properties as does the empirical Bayes approach, but it is preferable when the number of neighborhoods is small.
